The elephant in the room is commission. While I believe I offer the best representation available in the east bay, I have reduced the commission I earn from sellers to reflect the rising prices we’ve experienced the past decade.
Here’s my three-tiered commission plan:
1. The Platinum Package
2.5% listing fee (only paid if home sells).* This includes full service representation, staging (paid by Sidewalk Homes), professional photographs and buyer profile targeted advertising and all the standard things like full internet placement on the mls, Zillow and other top sites, open houses, full color brochures, etc.
2. The Gold Package
2.0% listing fee.* This includes everything in the Platinum Package except staging. Sidewalk Homes will pay for a 1 hour staging consultation. If seller decides to hire the stager, he/she pays the staging fee.
3. The Silver Package
1.5% listing fee.* This is only offered if seller already has the buyer in place and sales price and terms have already been negotiated. Fee includes paperwork, disclosures, and inspections but no marketing, including listing on the mls.
* This does not include the commission offered to the buyer’s agent. The seller chooses this amount.
